Nile House was built on the premise that modern office buildings should be inspiring places to work located in vibrant areas with access to great amenities. Nestled in the hip and easy-to-reach neighbourhood of Karlín in Prague 8, our luxury office building is close to fantastic eateries, renowned music venues, and tranquil green spaces.
Designed by London architects Kohn Pedersen Fox Associates, Nile House is a remarkable building filled with natural sunlight thanks to a spacious glazed atrium that welcomes you into 19,000 sqm of top quality office and retail space.

Peace of Mind
Sustainability and maximum energy efficiency are our central focus when designing and operating Nile House. Care was taken to avoid materials that might negatively impact the environment.
In operation, we also strive to reduce water consumption, increase the share of waste recycling and promote alternative means of transport.
This design led to Nile House receiving a certificate LEED platinum– Operation & Maintenance, meaning it meets the highest globally-recognised symbol of sustainable achievement. We’re proud to say that at the time of certification, it ranked as one of the four best buildings in the world and the best in Central and Eastern Europe, with 17 out of 18 points. It’s important to note that this certificate means more than simply meeting measurable standards such as energy efficiency. A healthy environment including factors such as thermal comfort, light and sound optimisation, air quality, cleaning and maintenance, as well as tenant satisfaction.
And we haven’t put work into protecting just the planet. You can rest assured the fire and safety systems also meet the highest international standards.
Tech Made Easy
It’s the small considerations that transform a good building into a great one. For the convenience of our tenants, we provide optical cables and superb connectivity as standard, and have considered details such as raised access flooring to allow easy IT/telecom installation.
A fully integrated building management system monitors the internal climate and regulates, beside others, the operation of the ventilation, heating and cooling systems,. This helps us reduce energy costs, improve building operations, and support sustainability efforts.

One of the key advantages of Nile House is its flexibility, allowing either cellular, open, or creative layouts. You have full control over how you use your space. Our interior design partners from VITRA are on hand to help you make the most of your new office and ensure that it perfectly suits your company’s needs.
Every floor of the building can accommodate up to two office sections each with its own entrance, kitchenette, and toilets that are centrally located to make the most of the space. Whereas most conventional climate control systems replace air in an office approximately once an hour, the hi-tech system at Nile House provides 100% fresh air up to four times as often, making for a more pleasant atmosphere and a healthier, happier workforce.
The green granite building was not designed in isolation. The River City Prague complex was created to exist in harmony. The integrated design framework includes underground roads and walkways to connect the buildings as well as outdoor landscaping to create an enjoyable user experience. From the outset, the intention was to create a calming pedestrian area where people could enjoy greenery, the river, and a pleasant atmosphere.

Built with people in mind, Nile House is easy to reach, whichever mode of transport you choose. In fact, its prime location is one of its most valuable assets.
Surrounded by traffic-free cycle paths, the building provides facilities for cyclists that can accommodate up to forty bikes.
Nile House is located 5 minutes’ walk from the transport hub of Florenc where the metro B and C lines intersect, with an international bus terminal adjacent. Closer still, 350 metres away, is Křižíkova metro station, which will whisk you to downtown Prague and all of its transport hubs in a matter of minutes.
The complex is well serviced by trams, the nearest stop being Karlínské náměstí between the Florenc and Křižíkova stops, making either location as little as a minute away. It’s even possible to reach your office via the river! A ferry runs between Holešovice and Karlín every half an hour with plenty of space for bicycles and prams.
Nile House is also conveniently just 30 minutes away from Prague’s international airport and houses 250 parking spaces.

Whether you prefer to spend your lunch break taking a relaxing riverside walk, visiting the vibrant farmers market, browsing designer shops, reading in the park, or simply soaking up the atmosphere of one of the trendy cafés, Karlín has it all.
After work, you can take advantage of the nearby Štvanice tennis courts or walk to The Forum, a fantastic modern venue that hosts internationally-renown acts. Karlín’s peaceful main square, with its historically and culturally significant church, is surrounded by cafes, restaurants, and wine bars.
